Does Your Real Estate Website Do Leads Capture?

Although most of the real estate agents get a professionally looking website. However they still don’t get it and aren’t doing anything except taking listings and more listings and more listings.

But the problem is that listings weren’t selling.

I understand that the Internet is the best way to capture home buyers. Remember, sales is a numbers game and Real Estate is no different. If you want to work, then the Internet is the place to be.

Of course if you are just doing this part time or do not have a great work ethic, Internet leads are not for you. So let’s look at your website.

When someone comes to your site via the Internet, are they going to your home page? If so, that is your first mistake. The link from the Internet to your site needs to be directed at wherever you want the customer to end up.

For instance, if you want them to come to your site to do searches for property, then you need the link to go to the search page. However, if you do not have a mechanism to capture leads on your search page, you are making your second mistake. Most agents and brokers give away their MLS info on their site and don’t ask for a name, email address or phone number from the consumer. Why would you do that? If they are going to do a search on your site, you need to be able to capture this info…what’s the sense of having a site that is just informational with no capture?

Of course you can always just have them click on the “Contact Us” link on your site. You may get .00001% of the consumers to click.

With all that said, be sure to have your link on the Internet pointed to the portion of your site that is going to capture their data. Since 95% of the time they are just looking to do a search, it makes sense to have your search page as the landing page.

If you are going to do that, be sure to have them register before they can search your site. The ones that don’t register were never going to contact you in the first place. If you don’t know how to create an appropriate landing page for your site, contact your local online marketing expert for help.

What’s Your Real Estate Website Conversion Rate?

No matter what industry you’re in, success in the online marketing is determined by conversion.

Sites like Amazon and Wal-Mart measure not only how many visitors view an item, but how many place the item in their shopping carts and then actually purchase it.

Even though you aren’t selling goods on your real estate site, you should always be concerned with how well your site is converting visitors into leads.

Many of the real estate sites that we see convert visitors somewhere in the range of 3%-5%.

Some of the other real estate agents’ sites convert higher, but most fail to convince its visitors that it is worth their time to leave their contact information in exchange for a glimpse at local listings, and, therefore, fail to produce a good ROI.

You really only have a few seconds before a reader moves on!

Due to the low conversion we know some real estate agents are experiencing, we always keep our eyes open for websites that convert at much higher rates to provide as examples to agents wanting to know how they can get better their ROI.

Multiple Listed on Google Page One in 4 Weeks

Do you know that your business can be multiple listed on Google? That is we called multiple listings in online marketing strategy.

What if you own more than four or five listings on page one of Google for a certain keyword, that is called Google Domination! Once your business listings dominate Google page one, you or your business become the CELEBRITY in your niche.

Think about that for a moment… that means whenever someone type in that keyword and search on Google, you ensure more than 50% of the chance that he will click on any of your four or five listings and go to your site.

Chances are very few traffics (less than 10%) will go check listings on Google page two or after. Once you dominate Google page one, you get over 50% of total online traffics to your site. What amazing!

I am on my way dominating Vancouver Real Estate market. I get two listings on Page One of Google for the keyword “Point Grey Luxury Homes” since 3 days ago. If you haven’t used video marketing to promote your local business yet, you should do so right away. There are many benefits of doing video marketing for any type of niche, including the most competitive one i.e. real estate marketing.

(The reason I optimize the real estate agent’s video for two Chinese keywords is that, most of her clients come from China. So really, it works for any language! You just have to know what works the best for that language. :)

Of course there are hundreds and thousands of other video sites you can distribute your video to. The more you distribute, the more free traffic you will get to your website.

Real estate marketing is tough. While one of my real estate agent clients’ website has been ranked on top of the Google page for the keyword phrase: “real estate point grey Vancouver”. It is a broad match by the way. There are over 53,500 competitors for that keyword.

It proved that my online marketing campaign for real estate niche is successful and highly effective. That site has been ranked from nowhere to Top 3 in 10 days!

But that’s not the end. Because my ultimate goal is to rank that site for the much more competitive keyword: “real estate Vancouver”. I will keep you updated.

Real Estate Vancouver Market Competitive Research

As I showed in my last marketing journal post, there are over 20 million results for the search term “real estate agents vancouver bc”. At first glance, it seems impossible to beat all those 20 million pages in a few weeks or months. But when you look it closely, you will find:

The top 10 listings are from local search results by Google map. Below that Google map result, you will find another 10 website search results on page one. Number 1 through 6 are different directory listing sites. The sites with an arrow mark beside that are the sites belong to 4 different realtors. On the right hand side, there are 8 Adwords ads where your site could be listed if you can afford $$ per click.

Those four realtors sites have page rank 3 or 4. One of them have around 48 backlinks while others have much fewer backlinks. All of those stats tell me one thing: there are many possibilities to beat those 20 million pages and get listed on Google page one.

However, I wouldn’t mind beat them at first, because there are averagely 200 searches per month for that particular search term. I would rather find some terms with higher search volume.

But it’s nice to have your site listed on the first page of Google when someone is looking for a real estate agent located in Vancouver, isn’t it? And it’ll be even better when you own listings number 1 through 6, won’t it?

Well, that’s exactly what I am doing for some lucky real estate agent right now. However it won’t happen overnight. And there are way more things to do for real estate marketing. Did you see those 20 million pages results? That is a really competitive market. And I bet any realtor be multiple listed on page one of Google will make a fortune. :D

Real Estate Market In Vancouver: Very High Competition!

Below is a market competition research for real estate market in Vancouver, British Columbia on July 31, 2009.

Here was what I found over 20 million results when I search “real estate agents Vancouver BC” on Google.

When I search “realtors Vancouver BC”, I got 641,000 results. However it does not mean there are 20 million or 641 thousands realtors in Vancouver BC.

There are many local map searching results showing on top of the Google search. When I click to see more results, Google gives me over 47,000 results. Those 47 thousand should be more or less accurate in showing the number of realtors who have been registered with Google local business.
